Service. Integrity. Discipline.
Our History.
Preferred Capital Advisors (PCA) was founded in 2002 by Dan Corfee and Craig Zarro with original capital provided by Buzz Oates and Carl Panattoni. Dan and Craig previously formed and ran the Capital Markets Group for the Panattoni Development Company and prior to that were executives with Union Bank. Matt Swanston joined the firm as a producer in 2003 and became a partner in 2011.
Since formation, PCA has developed a select client base that includes some of the best privately held development companies on the West Coast. These firms include Buzz Oates, Panattoni, Dermody Properties, Hunter Properties, LDK, Basin Street, Phelan, Ridge Capital, DSRG and others.
The firm has also closed significant equity investments with large private and institutional partners on a direct basis.
PCA does not broker property sales or represent tenants. We are debt and equity formation specialists.
Core Philosophy ——> Be of service and create deep relationships.
Debt Placement.
We are borrower advocates.
We combine underwriting expertise and control bidding environments to optimize terms.
We understand the transaction before going to market. This creates successful outcomes.
Deals are more complex than a pricing exercise. Certainty of close, funding structure, approval risk, legal costs are all considerations.
Equity Formation.
Since inception, we have completed over 75 direct equity investments for our clients in addition to fund formation and various co-investments.
We are exceptionally adept at structures.
PCA's equity formation practice has successfully capitalized over $4B of projects.
Real Estate Advisory.
Although we are not investment sale brokers for acquisitions or dispositions, we often assist clients on brokerage selection and transaction execution.
This includes buyer analysis, pricing, closing and peer review.
We have completed over $3B of such transactions.
Community Service
We are committed to being a positive influence on our community. Whether it be in terms of time or money, PCA team members actively participate in various non-profit and charitable organizations. The company and team members are dedicated to helping improve the lives of others in our community. A few of the local charities, non-profits and associations we have directly assisted are as follows:
